Major New York-based real estate owner and developer Alchemy Properties has finally unveiled the rendering design of 35XV, located (as the name would suggest) at 35 West 15th Street in the Flatiron District. The project, which was announced in 2008, hasn’t had an easy history. Neighbors, especially from the nearby condo building at 16 West 16th Street, have complained about the plan. Things calmed down, however, and the good news is that Alchemy is proceeding. The sales office at 135 Fifth Avenue will be opening this week and the website illustrating the full building went online just a few hours ago, replacing the previous teaser site.

The 299-foot tall building will have 55 apartments with its lowest apartment 100 feet above ground because it is built on top of the six-story Xavier High School building. The school sold its air rights to Alchemy but will maintain occupancy of the first six stories of the building. The lowest apartment will be on the eighth floor and the highest will be on the twenty-fourth floor.

Apartment prices will range from $1.695 million for a one-bedroom unit up to $11.5 million for a four-bedroom unit. The website shows that 14 units have already been sold, including the five-bedroom penthouse.

When the building was announced back in 2008, the expected date of completion was September 2013—but that was before the neighborhood uproar. The new opening date is now mid-2014, which seems to be very realistic, since the surrounding neighbors have stopped fighting the project.

The condo building itself will have a wide range of amenities, including a spacious state-of-the art fitness center, a colorful children’s playroom, a large wine cellar, a billiard table in the lounge, and a beautiful 75-foot-wide terrace 80 feet above the ground.
