Baccarat Sells Second Condo for $20M!

Baccarat Residences at 20 West 53rd Street went on the market this March with 61 units. Prices vary from $3.5 million for a one-bedroom unit up to $60 million for the penthouse. The average square-foot price for the 61 units is $4,500. Now, the Baccarat has just sold its second apartment, a four-bedroom unit with 4,545 square feet, for an incredible $20.25 million. The first unit contracted, a one-bedroom unit on the 24th floor with 932 square feet, went for $2.7 million.

This latest unit to be sold is a full-floor apartment on the 44th floor with dramatic views to the four points of the compass. It has six large rooms, four bedrooms, and four and a half bathrooms. Due to the building’s structure, the apartment is surrounded by floor-to-ceiling windows that encompass each exterior wall and flood the rooms with light. The newly-constructed apartment contains a powder room, glassed rain showers in the bathrooms, top-of-the-line appliances in the kitchen, high ceilings, and oak floors with a custom mahogany stain.

Baccarat Residences is a new construction with a completion date set for 2015, and it is exclusively marketed by the Corcoran Sunshine Marketing Group. The building is divided into 115 hotel rooms (at $800-a-night our sources tell us) and 61 condos, and all the residents will have access to the amenities and services of the Baccarat Hotel. Amenities include a 65-foot pool, luxurious spa services, a steam room, and extensive hotel services.

The bottom line for Baccarat is two units sold and another 59 still seeking buyers. The highlight of the property, of course, is the penthouse, a 7,381 square-foot duplex on the 48th and 49th floors. It boasts a 602 square-foot terrace, which, if you can imagine, has breathtaking views to the North, West, and South. Anyone with the money to afford this luxury paradise won’t worry much about the common charges or the monthly real estate taxes of roughly $33,000.
