The JDS Development Group, in partnership with Property Markets Group, originally planned and filed for a 679-foot, 51-story building at 107 West 57th Street. Now it looks like plans have changed. Earlier this week, the partnership bought Steinway Hall at 109 West 57th Street, and it seems that purchase was primarily for the air rights. A principal at PMG told The Real Deal that they’re considering using the recently acquired air rights to increase the height of 107 West 57th Street.

The Steinway building has 45,000 square feet of air rights, which could be used to increase 107 West 57th Street by roughly 200 feet, making it almost 900 feet tall. Considering the site is only 43 feet wide, it would be a very sleek-looking building. However, it would still be 100 feet shorter than the street’s superlative One57 residential condominium building.

107 West 57th Street was planned to house 29 condos. Plans show that the condos are all full-floor apartments, and the crème de la crème is the penthouse. This quadraplex will certainly be one of the most expensive apartments on 57th street.

The rest of the building is supposed to be hotel rooms. If and how many additional condos are being considered with the increase in height is not yet known.
