Finally! The first rendering of 10 Madison Square West is revealed. Developed by the Witkoff Group and designed by Alan Wanzenberg, the rendering shows several significant differences to the building’s current design. The windows on the sides appear to be larger, but the most obvious change is the addition of several floors. Originally, the building had 16 floors and, as previous plans disclosed, the rendering now shows six additional floors. A few years ago, when the development belonged to Tessler Development, plans showed an addition of eight stories.

William Beaver House, located at 15 William Street, is undergoing major changes. First, Rose Associates, the building’s property manager and leasing agent, will no longer continue representing the building. According to The Real Deal, the leasing responsibility has been taken over by Matthew Van Damm of Town Residential, while Cooper Square Realty will assume management of the property.

City Council Gives Green Light for Pier 57

The city council has unanimously approved a proposal by Young Woo & Associates (YWA) for the redevelopment of Pier 57. The special zoning permit gives them the green light to construct a 170,000 square-foot marketplace made from converted shipping containers called incuboxes. The incuboxes, which measure 160 square feet, are intended to be rented out to retailers for roughly $3,000 a month. Larger spaces ranging from 3,000 to 20,000 square feet will also be up for rent. While leasing for the spaces will begin this fall, applications can be sent in now.

In fact, it’s on the eighth floor right under the penthouse. A buyer could have 5,364 square feet. The apartment is divided into twelve rooms, which includes four bedrooms, but it has two offices that could probably be converted into more.

The average square-foot price for the 61 units is $4,500. Now, the Baccarat has just sold its second apartment, a four-bedroom unit with 4,545 square feet, for an incredible $20.25 million. The first unit contracted, a one-bedroom unit on the 24th floor with 932 square feet, went for $2.7 million.
